The Perfect space can design and build a second storey addition that not only provides space but also adds value to your home.
Lift your Perfect Space
A second storey addition is a common renovation for people looking to add major living space onto their home. These add-a-level renovations transform single level ranch and cape homes into spacious two-story colonials. The Perfect Space has designed countless story addition plans, so we can help your family get a good idea of how much this type of renovation can cost you.
Pure Living Space for Every Budget
Adding pure living spaces such as bedrooms and family rooms is often cheaper to construct than adding rooms with plumbing. So if you're on a tight budget, consider adding a second floor with only bedrooms. This could be much more cost effective than doing the same but adding a level renovation with bedrooms and an added bathroom.
This involves an analysis of your slab and the need for strategically placed underground piers inside and around the perimeter. A similar analysis has to be done if your home is built on a “pier and beam” foundation up off the ground. Critical structural details like beam sizes should all be spelt out in the plans before you get any estimates. An architect’s opinion about remodelling and structural issues is not enough, and they are notoriously low on the cost of such projects.
The Perfect Space: Here for you From Start to Finish
Second story additions are technically complex projects, but The Perfect Space team is ready to see you through from inception to finished product. Second stories add significant weight to the original house, something that the original skeleton wasn't designed to hold up. Our team creates a custom plan for your home with the help of engineers every step of the way.

Some answers to frequently asked questions:
Do I have to do a full 2nd story or can I do a partial one, like adding a new master bedroom and bath as second story space?
You can definitely add a partial storey if that's what you'd prefer! Some people also choose to add a second story onto a garage. This usually requires a replacement of the existing garage, but it is a less invasive upper floor extension that can be surprisingly affordable!
Will my family be able to live in the house during the remodelling?
It depends--with some partial 2nd storey projects, the work area can sometimes be isolated. You can almost always live in your home while a two-story garage is being constructed. If a 2nd storey remodel leaves a working kitchen, bathroom and some living space untouched, then you may be able to stay. But the chances are that you'll have to have other living arrangements lined up for at least part of the project's duration.
If A Custom Builder Sounds Too Good To Be True, They Are
Don't be drawn in by contractors who offer a price that seems too good to be true. If something seems fishy, it will probably end poorly. Beware of custom builders who say they know how to do remodelling. Remodelling is an entirely different discipline with more skilled crews than are used in the construction of new buildings.
When working on extensive home remodels, it's crucial to work with an experienced team that is licenced and registered to knock out structural walls and tie new utilities into existing mechanical systems. Inexperienced contractors may be unlicensed and uninsured, which creates problems if any injuries are sustained on the work site. If the price seems too low, the chances are that they didn't estimate the cost correctly. This increases the likelihood that they'll run out of money and bail on the project, leaving you with an expensive mess on your hands.
